Buy a Package

Pre-Build Checklist

You play an active role in how long it takes to build your pre-fabricated home, so it's important to plan carefully before construction begins. Taking the time to prepare before your house package arrives will result in a faster, more efficient building process, and will save you time and money.

Some of the major things that you need to be aware of before you begin designing your new home package are noted below. In addition to the tips below, use the complete Home and Cottage Planning Checklist (PDF file) to avoid all the pitfalls that can slow down your building project

 

Style Preferences

Before you decide on what type of home you would like to build, it is useful to take a look at your needs. Is your new home for residential or recreational use? Are there architectural guidelines in place where you will be building? Will you need a Visitable home or a rancher or multi-level?

Considering your specific needs and deciding which things are most important will help when it comes time to budget and plan your new home. If you aren't sure where to start, a Winton Global Homes Sales and Design Consultant can recommend architectural and design options.

Financing

Having financing firmly in place before you begin your build is important. While some people choose to pay cash for their factory-framed home, others might need financing for their build. Consider whether you will be seeking a standard construction or draw mortgage.

Permit Application

Many Building Authorities need a truss engineering seals in order to issue a building permit. Our trusses are engineered to meet the recommended, site-specific snow load for each new panelized home package we build. You can count on Winton Global Homes to provide you with the truss engineering seals your Building Authority will require when you or your contractor apply for building permits.

Site Preparation

When it comes to site preparation, there are a few things that are crucial to a successful home package building project. In order to manoeuvre your building materials and equipment, you will need to make sure that the trees are cleared away from the build site and that an adequate driveway is in place.

Understanding how the water/septic will work on your lot is also important. If you are not on a municipal water system, you will need a septic system approval. Also be aware of whether or not you will need a well or a cistern.

Something a lot of people over look is the drainage on their site. Consider the water table when you are deciding on what type of foundation to build on. The proper foundation for your site is crucial when building on a flood plain or a high water table.
